Community Properties of Ohio Staff Promotions
and Additions
Community Properties of Ohio is a scattered site affordable housing
property management company servicing seven inner-city neighbor-
hoods near downtown Columbus. CPO is an affiliate of Ohio Capital
Corporation for Housing (OCCH). The mission of CPO is to provide
quality affordable housing, link residents with resources that stabilize
their housing, and assist residents to move beyond poverty
where possible.
 
Recent Promotions Include:

Chad Ketler - Vice President of Property Management

Ketler assumes responsibility for leading the organization’s drive toward operational excellence and will focus on key strategic initiatives, staff growth and development, and overall management of the organization.

Since the creation of CPO in 2003, Ketler has played key roles in every aspect of the organization and was instrumental in transforming how business was conducted in the company. Ketler most recently served as a Director of Property Management for CPO. Currently he is a Trustee on the MAHMA (Midwest Affordable Housing Management Association) Board, an Executive Committee Member for NYUAG (National Yardi Affordable Group), the OHFA (Ohio Housing Finance Agency) Compliance Advisory Committee and is active in NAHMA (National Affordable Housing Management Association) and the CAA (Columbus Apartment Association).

His designations include HCCP (Housing Credit Certified Professional) and FHC (Fair Housing Certified).

The mission of CPO is to provide quality affordable housing, link residents with resources that stabilize their housing, and assist residents to move beyond poverty where possible.

CPO Ketler
Josh Martin - Director of Property Management

Martin will be responsible for providing overall leadership of the daily operations of the property management staff, which currently services 1,112 scattered site units in the metropolitan Columbus area. Martin will be instrumental in assisting CPO develop best practices in the affordable housing industry.

Martin has played a lead role in coordinating CPO’s successful Eliminate the Elements neighborhood safety program.  CPO in conjunction with the City of Columbus and a team of off-duty police officers have coordinated efforts to increase safety and reduce criminal elements within neighborhoods around CPO properties.

Martin began his career with CPO in 2000 and has served in almost every property management position, most recently as a Property Manager. His designations include: CAM, (Certified Apartment Manager); NALP, (National Apartment Leasing Professional); COS, (Certified Occupancy Specialist) and HCCP, (Housing Credit Certified Professional).

Allen Lewis - Property Manager

Lewis assumes responsibility for one of CPO’s largest housing portfolios containing 331 units and 49 buildings. Lewis will be responsible for ensuring lease compliance, managing resident retention, and working with key community groups, and oversight of the portfolio.

In his five years with CPO, Lewis has served as a Lease/Compliance specialist and Assistant Property Manager. He holds certifications in COS (Certified Occupancy Specialist), TaCCs (Tax Credit Compliance), and FHA (Fair Housing Act).

The mission of CPO is to provide quality affordable housing, link residents with resources that stabilize their housing, and assist residents to move beyond poverty where possible.

OCCH Recognitions
Joi Brooks - Property Manager

Brooks assumes responsibility for management of 382 affordable housing units in the CPO portfolio. Brooks will be responsible for ensuring lease compliance, managing resident retention, and working with key community groups.

Brooks began working at CPO in 2007 as an Assistant Property Manager. She brings with her over five years of experience in both affordable and market-rate property management and is currently working towards her CAM (Certified Apartment Manager) certification.

 

OCCH Recognitions

Recent Staff Additions Include:

Angela Stoller-Zervas - Supportive Services Manager

Stoller-Zervas will be responsible for providing overall leadership and oversight for Supportive Services.  The Supportive Services department is designed to link CPO families and senior residents with community resources that can stabilize individuals and families and move people forward in their lives.

Previously, Stoller-Zervas served as the Assistant Director of Programs & Planning for the Community Shelter Board of Columbus.  

Stoller-Zervas is a Licensed Social Worker and holds a Bachelor of Arts from the University of Dayton and a Masters of Social Work Administration from The Ohio State University. 

“We are pleased to welcome Angela to CPO,” said Lou Seipel, Director of Supportive Services. “She brings a specialized expertise that will help us increase the impact of services offered to CPO residents.”
